How much does a rental apartment really earn?

Return you're usually quoted –
Real annual return –
What you keep per month, on average –

The real return subtracts HOA fees, property tax and vacant months. Maintenance and insurance still need to be added; we review them in the consultation.

How large can your investment be?

Property up to –
Approximate loan –
Monthly payment –

Assumes the payment stays under 30% of income and that the bank finances up to 70% of the value. Check the actual rate with your bank; each lender approves under its own rules.

How much does a short-term rental apartment earn?

Gross monthly income –
What you keep per month, on average –
Net annual return –

Before investing, check that the building allows short-term rentals and the registration required by law. Excludes taxes and furnishing.

How much could you gain buying pre-construction?

Estimated value when you sell –
Projected costs –
Down payment paid by that month –
Estimated gross profit –
Gross return –
Gross IRR (annual) –

Appreciation is not guaranteed. For an assignment, the down payment is spread in equal installments until delivery and the gross return is calculated on what you have paid by the month of the assignment. If you sell after closing, the costs you projected above are deducted; in that case the gross return is calculated on the full price plus costs, as if you paid the balance with your own funds. The gross IRR accounts for the month in which each peso goes out and comes in: the monthly installments, the balance and closing costs, and what you receive when you sell or assign. Not included: the assignment fee charged by the developer (each one sets it, usually in multiples of the Colombian minimum wage), the real estate agent’s commission if you sell through one, taxes, loan interest or fees, the seller’s share of notary fees, improvements or furniture, or developer charges for changes or delays. Some developers do not allow assignments or limit them. We review all of this in the consultation.
